Welcome to West Crooked Lake
West Crooked Lake, also called Little Crooked Lake, is a private lake in Genoa Township, Livingston County, about 19.2 miles from downtown Fenton. When I checked in October 2026, my site had one West Crooked Lake home, and the first button above always shows what's available today.
Lake Overview
Living on West Crooked Lake
West Crooked is the smaller of the two Crooked lakes, with the bigger East Crooked just through the channel. The all-sports Highcrest Drive listing is a 2006 build with a walkout lower level and sunset views.
Genoa Township & Schools
West Crooked Lake is in Genoa Township, with Brighton mailing addresses. The current listing is in Brighton Area Schools, with sanitary sewer and a private well. I confirm the district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Genoa Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Genoa Township runs a five-year East and West Crooked Lakes aquatic weed-control special assessment for 2023 to 2027, about $202 per parcel over five years (Genoa Township's 2023 board packet). I'll confirm current assessments and any dues in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- Ask how the dock and shoreline work at both summer and winter levels, and whether the frontage is on the main lake or a channel.
Tips for Sellers
- Lead with the all-sports water and the three-lake chain.
- Say "West (Little) Crooked Lake, Genoa Township" so buyers don't confuse it with Fenton's Crooked Lake.
- Have sewer, well, dock and assessment records ready.
