Welcome to Clifford Lake
Clifford Lake, also called Round Lake, is a private, all-sports lake in Genoa Township, Livingston County, about 19.2 miles from downtown Fenton. It sits next to East and West Crooked lakes. My site had one Clifford Lake listing in October 2026, and the first button above always shows what's available today.
Lake Overview
Living on Clifford Lake
Clifford Lake homes sit close together on smaller lots, often with around 50 feet of frontage, and range from older cottages to newer builds (a local agent's Clifford Lake page). The Highcrest Drive listing is 2025 new construction with a walkout basement and a Trex deck facing the water.
Genoa Township & Schools
Clifford Lake is in Genoa Township, with Brighton mailing addresses. The current listing is in Brighton Area Schools, with sanitary sewer and a private well. I confirm the district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Genoa Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- I didn't find a published lake association or lake special assessment for Clifford Lake. Genoa Township's 2023 roll for the East and West Crooked Lakes weed-control assessment lists some Clifford Road addresses (Genoa Township's 2023 board packet), so I'll check whether a specific parcel is on it and confirm any dues in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- With small lots, confirm the survey, lot lines, setbacks and dock placement before you plan changes.
Tips for Sellers
- Lead with the all-sports water and the views.
- Say "Clifford (Round) Lake, Genoa Township" so buyers find you.
- Have sewer, well, survey and dock records ready.
