Welcome to East Crooked Lake
East Crooked Lake, also called Big Crooked Lake, is in Genoa Township, Livingston County, about 18.6 miles from downtown Fenton. It's not the Crooked Lake in Fenton Township. When I checked in October 2026, my site had one pending Big Crooked Lake home, so the button above shows all Genoa Township waterfront homes, and I'm happy to set up a saved search just for this lake.
Lake Overview
Living on East Crooked Lake
East Crooked is the big lake of the chain, and the channels let you idle over to West Crooked and Clifford. The pending Highcrest Drive listing pairs a historic home with 14 feet of direct frontage reached by a private path, a reminder that frontage can vary a lot here.
Genoa Township & Schools
East Crooked Lake is in Genoa Township, with Brighton mailing addresses. The current listing is in Brighton Area Schools, with sanitary sewer and community water. I confirm the district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Genoa Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Genoa Township runs a five-year East and West Crooked Lakes aquatic weed-control special assessment for 2023 to 2027, about $202 per parcel over five years, or roughly $40 a year (Genoa Township's 2023 board packet). Township minutes from 2012 township minutes mention an East and West Crooked Lakes Riparian Association. I'll confirm current assessments and any dues in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- Ask how much frontage comes with the lot and whether it's on the main lake or a channel, where slow-no-wake rules apply.
Tips for Sellers
- Lead with the three-lake chain and the bigger main lake.
- Say "East (Big) Crooked Lake, Genoa Township" to avoid mix-ups.
- Have sewer, dock and assessment records ready.
