Mid-Michigan Market Snapshot: November 2026
Nov. 01, 2026 | Written by: Kennedy ChristensenEvery month I get the same question from friends, clients, and neighbors: "So what's the market doing right now?" The honest answer is that it depends a lot on which town you're in. So I'm starting a monthly snapshot of the homes for sale across the communities I work in most, from Fenton, Linden, and Holly to Grand Blanc, Goodrich, Davison, Flushing, and Hartland, plus our area lakes. This is the first one, so it's our baseline, and each month we'll see how things move.
Homes for Sale by Area (as of November 1, 2026)
| Area | Homes for sale | Pending | New in last 14 days | Lowest price | Median price | Highest price |
|---|---|---|---|---|---|---|
| Fenton | 138 | 56 | 20 | $34,900 | $385,000 | $4,499,000 |
| Linden | 72 | 44 | 16 | $284,900 | $439,962 | $954,900 |
| Holly | 57 | 20 | 10 | $47,500 | $379,000 | $950,000 |
| Grand Blanc | 178 | 59 | 25 | $50,000 | $354,950 | $2,900,000 |
| Goodrich | 23 | 3 | 5 | $174,900 | $429,900 | $599,900 |
| Davison | 90 | 29 | 16 | $125,000 | $282,450 | $899,900 |
| Flushing | 66 | 22 | 12 | $50,000 | $254,500 | $749,900 |
| Hartland | 21 | 2 | 3 | $85,000 | $479,900 | $1,150,000 |
| Lake Fenton & area waterfront* | 42 | 7 | 3 | $79,900 | $710,000 | $4,499,000 |
These figures are active listings on my website as of November 1, 2026, not closed sales. "Homes for sale" and the prices count homes still for sale; "Pending" counts homes already under contract. Each town is counted by mailing address (which includes the surrounding township areas that share it), and duplicate listings were removed, so no home is counted in two towns. *Waterfront figures are lakefront homes with a Fenton or Linden address (Lake Fenton, Lobdell, Silver Lake, Lake Ponemah, and more). They're already included in the Fenton and Linden rows, so don't add them on top.
What This Means If You're Thinking About Selling
- Buyers are still buying. Across these eight towns, 235 homes are already pending, compared with 645 still for sale. That's about one in four listed homes already under contract. In Linden it's even stronger: 44 pending next to 72 for sale.
- There's less new competition right now. Only 107 new listings came on the market in these eight towns over the last two weeks. With fewer new listings in fall and winter, a well-priced, well-prepared home can stand out.
- Pricing is local. Median list prices run from about $254,500 in Flushing to $479,900 in Hartland, and $710,000 for area lakefront homes. Your price should come from recent sales of homes like yours, not a county-wide average. My post on pricing your home to sell walks through how I do that.
What This Means If You're Buying
- You have real choices. There are 645 homes for sale in these eight towns, from starter homes to estates, so it's worth looking beyond just one town.
- Good homes still go fast. With so many homes already pending, have your preapproval ready so you can move when the right one shows up.
- Look at the full range. The lowest prices in some towns are well under $100,000, but those are often smaller homes or homes in communities with their own costs, so ask me what's included before you fall in love with a price.
The Bigger Picture
For context on closed sales, Realcomp's September 2026 report shows Genesee County's median sale price at $237,500, up 3.3% from $230,000 in September 2025, with 1,389 homes on the market compared with 1,239 a year earlier. In Livingston County, the median sale price was $415,000, up from $405,000 (Realcomp September 2026 Housing Market Report). Those are county-wide closed sales, so they won't line up exactly with the list prices above.
