Welcome to Lake Fenton
Lake Fenton is one of the area's best-known waterfront addresses. You can boat all day, watch the sunset from the dock and still be just minutes from downtown Fenton. Buying on the water comes with its own set of questions, though: frontage, docks, seawalls and the rules about who can use the lake. Here's what I walk my lakefront clients through. Schools
The lake gave its name to Lake Fenton Community Schools, which covers part of the CDP and adjacent areas (Wikipedia). Depending on the address, some lake-area homes fall in Fenton Area Public Schools instead, so confirm the district for each property.
Living There
Summer here is about the water. The Michigan DNR patrols the lake on summer weekends, stocks it with walleye and oversees the public boat launch. The Lake Fenton Sailing Club offers a way to learn to sail, and Skipper Bud's marina runs the only gas station on the lake (Lake Fenton POA). The Lake Fenton Property Owners Association holds monthly meetings at Fenton Township Hall. When you want dinner or the Fourth of July parade, downtown Fenton is a short drive south. The lake was originally called Long Lake. Its current name became official in 1932 (Wikipedia).
Tips for Buyers
- Understand riparian rights. In Michigan, waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). An off-water home with "lake privileges" is a different thing. Read the deed and any easement carefully.
- Know the township rules. Fenton Township does not permit lake access for non-riparian use, and it requires watercraft kept on a lot to be owned and registered by the riparian owner (Lake Fenton POA, quoting Fenton Township).
- Seawalls and permanent docks generally need an EGLE permit. Seasonal docks removed each year usually don't (EGLE dock handout). Ask for permit records on any shoreline work.
- Check township vs. city status, sewer or septic, and flood-zone details. Budget for tax uncapping after the sale (MCL 211.27a).

- Measure and document your frontage, water depth at the dock, seawall condition and permits.
- Photograph the lake in summer, even if you list in winter. Summer photos help buyers picture the lifestyle.
- List what conveys with the home: dock sections, boat lifts and hoists.
- Be clear about whether your home is in the township or the City of Fenton.
