Welcome to Woodruff Lake
Woodruff Lake is a small, all-sports lake in Brighton Township, Livingston County, about 19.1 miles from downtown Fenton. It's not the Woodruff Lake in Highland Township, Oakland County. When I checked in October 2026, my site had two Woodruff Lake condos, and the first button above always shows what's available today.
Lake Overview
Living on Woodruff Lake
Woodruff Lake is mostly condo living with a few homes (a local agent's Woodruff Lake page). Both current listings are units at 5980 Alan Drive in a 55+ community: a $80,000 unit with lake and beach views and a $92,500 updated unit, both cash only. The listings mention easy access to US-23, I-96, downtown Brighton and Kensington Metropark.
Brighton Township & Schools
Woodruff Lake is in Brighton Township, with Brighton mailing addresses. Both current listings are in Brighton Area Schools and use a shared septic system. I confirm the district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Brighton Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- I didn't find a published lake association or lake special assessment for Woodruff Lake. The current condo listings show monthly HOA fees that cover things like heat, water and taxes, so I'll confirm dues, what they include, and any assessments in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- For condos, ask for the master deed, bylaws, budget and any age or pet rules, and confirm whether a unit has direct frontage or shared lake privileges.
Tips for Sellers
- Lead with the all-sports water and the easy freeway access.
- Spell out what the HOA fee covers.
- Have the condo documents, budget and septic records ready.
