Welcome to Winans Lake
Winans Lake is a private, non-motorized lake in Hamburg Township, Livingston County, near Brighton, about 22.9 miles from downtown Fenton (Winans Lake Association). When I checked in October 2026, my site had no Winans Lake homes for sale, so the button above shows all Hamburg Township waterfront homes, and I'm happy to set up a saved search just for Winans Lake.
Lake Overview
Living on Winans Lake
Winans Lake is quiet water for kayaks and paddleboards. The lake bottom deed is held in trust by Lakelands Golf and Country Club, with the Winans Lake Association managing lake rules (Winans Lake Association). Members can use the club's clubhouse, restaurant and golf course (WLA membership page).
Hamburg Township & Schools
Winans Lake homes are in Hamburg Township, and the Winans Lake Association lists Brighton Area Schools and Pinckney Community Schools as the public school systems. I confirm the district for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Hamburg Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- WLA membership is limited to qualifying properties, has about 130 members, and dues are $51 a month through the club (WLA membership page). I'll confirm membership, dues and the WLA bylaws in writing. I didn't find a township lake special assessment.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- Winans Lake is different. The Winans Lake Association says the Michigan Supreme Court ruled it non-navigable, the lake bottom is privately owned and taxed, and lakefront rights end at the high-water mark, with no riparian rights. Confirm what lake use comes with the home.
Tips for Sellers
- Lead with the quiet, no-motor lake and the club amenities.
- Say "Winans Lake, Hamburg Township, Brighton" so buyers find you.
- Have WLA membership, dues and lake-use details ready for buyers.
