It's about 2.2 miles from Pettysville and 2.8 miles from the Village of Pinckney in a straight line (USGS GNIS place data), and about 25.8 miles from downtown Fenton. • Location: Hamburg Township, Livingston County, near Melvin Road (MichiganLakes.com).
• Size: about 42 acres in DNR data (Michigan's Named Inland Lakes, DNR data via MLSA); EGLE MiEnviro inland lakes mapping also shows about 42, while MichiganLakes.com lists 60 acres with depths of 20 feet.
• Boating: I didn't find a Michigan DNR local watercraft control naming Tioga Lake (Michigan DNR Livingston County watercraft controls).
• Public access: I didn't find a published public boat launch for Tioga Lake. Ask me, and we'll confirm what applies to a specific home.
• Chain of lakes: Tioga isn't one of the lakes HRCOLA lists on the Huron River Chain of Lakes (HRCOLA lake data).
• Shoreline: Microsoft building-footprint map data shows about 45 buildings near the shore.

Living on Tioga Lake

Tioga is a good fit if you want a small lake with fewer neighbors. With about 45 buildings near the shore, it feels more tucked away than the chain lakes, and Pinckney is a short drive for groceries and restaurants.

Tips for Buyers

• Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
