Welcome to Silver Lake
Silver Lake is the lake most Fenton families know, thanks to the city beach and the Fourth of July fireworks. It sits about two miles from downtown, and it has a real hometown feel. Here's what I walk my clients through before they buy. The current Silver Lake listings appear below.
Lake Overview
Living on Silver Lake
Silver Lake Park is the City of Fenton's largest park. It covers 35.4 acres and has a 300-foot lifeguarded beach that's open Memorial Day weekend through Labor Day. The Silver Lake Ski Club performs there on summer Tuesdays at 7 pm. Boats, kayaks and paddleboards aren't allowed at the park beach (City of Fenton). On the Fourth, the Fenton Freedom Festival ends with fireworks over Silver Lake Park.
Fenton & Schools
You're minutes from downtown Fenton and US-23. The Silver Lake listings I checked are in Fenton Area Public Schools, but I confirm the district for every address before you write an offer.
Tips for Buyers
- Understand riparian rights. In Michigan, waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). An off-water home with "lake privileges" or a shared lot is a different thing, so read the deed and any easement carefully.
- City or township? Taxes, services and ordinances differ, so I pull the tax record for the exact parcel. Fenton Township does not permit lake access for non-riparian use (as quoted by the Lake Fenton Property Owners Association). If a home is sold with lake access but no frontage, we'll confirm exactly what that access allows.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks removed each year usually don't (EGLE dock handout). Ask the seller for permit records on any shoreline work.
- Find out whether the home is on city or township sewer or a private septic system, and plan time for well and septic inspections if it has them.
- Look the address up on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Ask whether there's a lake or subdivision association, what the dues are, and whether any special assessments apply to the parcel. I'll get that in writing.
Tips for Sellers
- Document your frontage, water depth at the dock, seawall condition and permits.
- Mention the fireworks view and the beach. Buyers want the lifestyle.
- Be clear about whether you're in the city or the township.
