Welcome to Shannon Lake
Shannon Lake, known locally as Lake Shannon, is a private all-sports lake in Livingston County about seven miles from downtown Fenton. The association calls it Livingston County's largest private all-sports lake (Lake Shannon Association). When I checked in October 2026, my site had current Lake Shannon listings, and the button above always shows what's available today.
Lake Overview
Living on Shannon Lake
Lake Shannon is all about community. Beyond skiing and boating, there's a Sportsmen's Club that hosts family events, and association services include lake level (dam), weed control, mosquito control, fireworks, and trash and recycling (Lake Shannon Association).
Tyrone and Deerfield Townships & Schools
Lake Shannon spans Tyrone Township and Deerfield Township. The current listings I checked were split between Hartland Consolidated Schools and Linden Community Schools and showed private wells and septic. I confirm the township, district and utilities for each address. See my Hartland and Linden community pages.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. Lake Shannon spans Tyrone Township and Deerfield Township, so I'll confirm which township's zoning applies, plus association rules for docks and shoreline work.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- The Lake Shannon Association covers lots with lake access or privileges and sets annual dues and special assessments by platted lot (association bylaws). A dues status letter costs $250, paid at closing (Lake Shannon Association). I'll get dues and assessments in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- Some Lake Shannon listings show lake privileges rather than direct frontage, so we'll confirm exactly what the deed gives you.
Tips for Sellers
- Lead with the private all-sports lake and community events.
- Order your association dues status letter early.
- Be clear about frontage versus lake privileges in your listing.
