Welcome to Sandy Bottom Lake
Sandy Bottom Lake is in Green Oak Township, Livingston County, about 3 miles west of South Lyon (The Water Almanac) and about 23.8 miles from downtown Fenton. It's next to Fish Lake, Dollar Lake and Limekiln Lake (MichiganLakes.com). When I checked in October 2026, my site had no homes on Sandy Bottom, so the button above shows Green Oak Township waterfront homes.
Lake Overview
Living on Sandy Bottom Lake
Sandy Bottom is one of a cluster of small lakes west of South Lyon. The DNR stocked black crappie there in 2016 and redear sunfish in 2018 (The Water Almanac). A nearby Ten Mile Lake listing on my site, in the Centennial Farms 55+ cooperative, names Sandy Bottom among the waters its private beach reaches (listing). That's shared access, not your own frontage.
Green Oak Township & Schools
Sandy Bottom Lake homes are in Green Oak Township with South Lyon addresses. Green Oak Township waterfront homes on my site today are in Brighton Area Schools, South Lyon Community Schools or Whitmore Lake Public Schools, so I confirm the school district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Green Oak Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- I didn't find a published lake association or lake special assessment for Sandy Bottom Lake. The lake weed projects posted by Green Oak Township special projects are for Briggs Lake and Whitmore Lake. I'll confirm any dues or assessments on the parcel in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- With lakes this close together, confirm which lake a home fronts and whether access is shared or deeded.
Tips for Sellers
- Lead with the deep water and the quick drive to downtown South Lyon.
- Say "Sandy Bottom Lake, Green Oak Township, South Lyon" so local buyers find you.
- Have survey, dock and well, septic or sewer details ready.
