Welcome to Runyan Lake

Runyan Lake is a private all-sports lake in Tyrone Township, Livingston County, only about three miles from downtown Fenton. When I checked in October 2026, my site had current Runyan Lake listings, and the button above always shows what's available today.

Lake Overview

• Location: Tyrone Township, Livingston County, about 3.3 miles from downtown Fenton.
• Size: about 172 acres (Michigan's Named Inland Lakes, DNR data via MLSA). The lake association describes it as about 180 acres with a maximum depth of 55 feet (Runyan Lake Inc.).
• All-sports: a private all-sports lake with no public access (Runyan Lake Inc.).
• Boat ramp: Runyan Lake Inc. owns a private boat ramp for riparian members, plus the small island (Runyan Lake Inc.).
• Boating: I didn't find a Michigan DNR local watercraft control naming Runyan Lake (Michigan DNR Livingston County watercraft controls).
• Shoreline: Microsoft building-footprint map data shows about 244 buildings near the shore.

Living on Runyan Lake

Runyan Lake gives you all-sports summers with Fenton's restaurants, shops and US-23 just minutes away. The association organizes a Fourth of July fireworks show and other social events, and the shallow area around the island is a favorite summer gathering spot (Runyan Lake Inc.).

Tyrone Township & Schools

Runyan Lake is in Tyrone Township and Livingston County, but the association notes the lake is in the Fenton school district (Runyan Lake Inc.), which is Fenton Area Public Schools. It also says properties in the immediate lake area are on the Livingston Regional Sewer System with private wells (Runyan Lake Inc.). I still confirm the district, sewer and well for every address. Tips for Buyers

• Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
• Know the local rules. I'll check Tyrone Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
• Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
• Confirm sewer or septic and well, and schedule inspections for any private system.
• Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
• All properties with access to Runyan Lake are members of Runyan Lake Inc. Dues aren't prorated, and unpaid dues can become a lien (Runyan Lake Inc. realtor page). Some neighborhoods also have their own association dues. I'll get dues status and access rights in writing.
• Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.

Tips for Sellers

• Lead with all-sports water and the short drive to downtown Fenton.
• Request your Runyan Lake Inc. dues status early so closing isn't delayed.
• Document your frontage, dock and water depth at the shore.
