Welcome to Pardee Lake

Pardee Lake is a private lake in Genoa Township, Livingston County, south of Howell and about 20.8 miles from downtown Fenton. A 2026 Pardee Lake listing called it an all-sports lake that's not open to the public. When I checked in October 2026, my site had no Pardee Lake homes for sale, so the button above shows all Genoa Township waterfront homes, and I'm happy to set up a saved search just for Pardee Lake. My site did have one vacant Pardee Lake parcel.

Lake Overview

• Location: Genoa Township, Livingston County, next to Coon Lake and Gale Lake (MichiganLakes.com).
• Size: about 80 acres in DNR data (Michigan's Named Inland Lakes, DNR data via MLSA); EGLE MiEnviro inland lakes mapping shows about 80 acres, and MichiganLakes.com lists 82 acres with depths of 19 feet.
• Boating: I didn't find a Michigan DNR local watercraft control naming Pardee Lake (Michigan DNR Livingston County watercraft controls).
• Public access: none that I found; a 2026 Pardee Lake listing describes it as a private lake not open to the public.
• Shoreline: Microsoft building-footprint map data shows about 45 buildings near the shore.

Living on Pardee Lake

Pardee Lake is a short drive from downtown Howell. A 2026 Pardee Lake listing on Webster Park Drive had about 80 feet of beachfront and mentioned front-row views of the Howell Balloon Festival over the lake. The Coon Lake Trail parcel on my site is about 6.48 acres and listed as Pardee Lake lakefront.

Genoa Township & Schools

Pardee Lake is in Genoa Township, with Howell mailing addresses. The current parcel on my site is in Howell Public Schools. I confirm the district and utilities for every address.

Tips for Buyers

• Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
• Know the local rules. I'll check Genoa Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
• Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
• Confirm sewer or septic and well, and schedule inspections for any private system.
• Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
• Genoa Township has run a Pardee Lake aquatic weed-control special assessment every year since 1997, renewed every five years, and renewed it again in 2026 for the winter tax bill (May 2026 township minutes; June 2026 township minutes). I'll confirm a parcel's amount and any association dues in writing.
• Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
