Welcome to Oyster Lake
Oyster Lake is a small lake in Holly Township, Oakland County, a little over three miles from downtown Fenton. Homes here are limited, and the current Oyster Lake listing appears below. Here's what I share with buyers who are considering it.
Lake Overview
Living on Oyster Lake
A lake this size is about privacy, a quiet shoreline and your own waterfront parcel — not big-boat traffic. The current Oyster Lake listing sits on almost four acres with direct frontage, which gives a sense of how spacious some parcels here can be. You're close to downtown Holly for shops and restaurants, and Holly Recreation Area and Seven Lakes State Park are nearby for trails and public water when you want them. Fenton is a short drive west.
Holly Township & Schools
Oyster Lake is in Holly Township, so Oakland County and township taxes and services apply (Holly Township). The current Oyster Lake listing is in Holly Area Schools and shows a private well and septic system. I confirm the district and utilities for every address before you write an offer.
Tips for Buyers
- Understand riparian rights. In Michigan, waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). An off-water home with "lake privileges" or a shared lot is a different thing, so read the deed and any easement carefully.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks removed each year usually don't (EGLE dock handout). Ask the seller for permit records on any shoreline work.
- Find out whether the home is on a private septic system and whether water comes from a well, and plan time for well and septic inspections if it has them.
- Look the address up on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Ask whether there's a lake or subdivision association, what the dues are, and whether any special assessments apply to the parcel. I'll get that in writing.
- Budget for taxes to reset. A home's taxable value generally "uncaps" the year after a sale (MCL 211.27a), so don't plan off the seller's current bill.
Tips for Sellers
- Document your frontage, acreage, dock and any seawall permits. Larger parcels are a selling point here.
- Have well and septic records ready.
- Mention the short drive to both Holly and Fenton — buyers shopping this corner of Oakland County care about that.
