Welcome to Mill Pond
Mill Pond is the largest body of water in the Village of Pinckney, inside Putnam Township, Livingston County (Pinckney-Putnam parks plan). It sits just west of the village center (USGS GNIS place data) and about 26.6 miles from downtown Fenton. (Fenton's Mill Pond has its own page.) When I checked in November 2026, my site had no Mill Pond homes for sale, so the button above shows all Putnam Township waterfront homes, and I'm happy to set up a saved search just for Mill Pond.
Lake Overview
Living on Mill Pond
Mill Pond is village living on the water, close to downtown Pinckney. The parks plan proposes trails, a fishing dock and kayak access on the village's Honey Creek-Mill Pond property (Pinckney-Putnam parks plan). Think kayaks, fishing and winter skating rather than speedboats.
Pinckney & Schools
The Village of Pinckney waterfront listing on my site today shows Pinckney Community Schools, and I confirm the district for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Village of Pinckney and Putnam Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- I didn't find a published lake association or lake special assessment for Mill Pond. I'll confirm any dues or assessments on the parcel in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- Ask about the dam. A Huron River Watershed Council report describes the Mill Pond dam as deteriorating and recommends removal, and the parks plan calls a free-flowing Honey Creek ecologically beneficial. That could change the water in front of a home, so let's ask the village about plans.
Tips for Sellers
- Lead with lake views and the easy trip into downtown Pinckney.
- Say "Mill Pond, Pinckney" in your listing so buyers don't confuse it with other Mill Ponds.
- Have survey, shoreline, and sewer or well details ready.
