Welcome to Lyons Lake
Lyons Lake is a small lake in Brighton Township, Livingston County, about 1.7 miles northeast of downtown Brighton and about 17.4 miles from downtown Fenton. When I checked in October 2026, my site had no Lyons Lake listings, so the button above shows all Brighton Township waterfront homes, and I'm happy to set up a saved search just for Lyons Lake.
Lake Overview
Living on Lyons Lake
Lyons Lake life is about quiet water and a neighborhood feel. The Peninsula subdivision near S. Old US-23 offers a community pool, trails, tennis courts and private lake access (a local agent's Peninsula neighborhood page), and a 2025 Peninsula listing mentioned a community dock on Lyons Lake. That home came with lake privileges rather than private frontage.
Brighton Township & Schools
Lyons Lake is in Brighton Township. The Peninsula neighborhood is in Brighton Area Schools (a local agent's Peninsula neighborhood page), and I confirm the district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Brighton Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- I didn't find a published lake association or lake special assessment for Lyons Lake. The 2025 Peninsula listing showed association assessments of $275 a month, so I'll confirm HOA dues and any assessments in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- Ask whether a home has private frontage, a deeded easement, or shared lake privileges and a dock slip, and get the HOA's dock rules.
Tips for Sellers
- Lead with the quiet water and neighborhood amenities.
- Spell out exactly what lake access comes with the home: frontage, privileges or a dock slip.
- Have HOA documents, dock rules and utility records ready.
FAQ
Is Lyons Lake a no-wake lake?
A local agent's Peninsula neighborhood page says so, but I didn't find a DNR control naming it (Michigan DNR Livingston County watercraft controls). I'll confirm the rules with the association.
Is there a public boat launch?
Not that I found. I'll confirm what lake access comes with any home.
How big is Lyons Lake?
About 25 acres in DNR data (Michigan's Named Inland Lakes, DNR data via MLSA).
