Welcome to Long Lake
This page covers Long Lake in Hartland Township, Livingston County, about 12.4 miles from downtown Fenton. It's not the small Long Lake in Davison Township (see my Davison Long Lake page). When I checked in October 2026, my site had no Long Lake listings, so the button above shows all Hartland Township waterfront homes, and I'm happy to set up a saved search just for Long Lake.
Lake Overview
Living on Long Lake
A local agent's Hartland-area lake guide calls Long Lake Hartland's largest all-sports lake, with 1970s-1990s ranches on the west side and older cottages turned year-round homes on the north and east.
Hartland Township & Schools
Long Lake is in Hartland Township. The Hartland Township waterfront listings I checked in October 2026 were all in Hartland Consolidated Schools, but I confirm the district, well and septic or sewer for every address. See my Hartland community page for more.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Hartland Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- About 707 properties with deeded Long or Maxfield Lake access are in the Long Lake Dam special assessment district (Long Lake Dam meeting slides), and a $400,000 repair roll went to hearing December 17, 2025 (2025 hearing notice). I'll get the parcel's assessment in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- Many Michigan lakes are named Long Lake, so I verify the township and Water Name on every listing.
Tips for Sellers
- Lead with the size and all-sports water.
- Use "Long Lake, Hartland Township" in your listing.
- Have your dam assessment status ready.
