Welcome to Lake Ponemah
Lake Ponemah is one of the bigger all-sports lakes on the Fenton side of town, about two and a half miles from downtown. It's a great fit if you want room to boat. Here's what I share with buyers looking at Ponemah. The current Lake Ponemah listings appear below.
Lake Overview
Living on Lake Ponemah
Ponemah gives you open water for tubing and cruising, plus a no-wake channel to Aanikegamaa Lake for a slower ride. Listings range from canal-front and shared-frontage lots to homes right on the main lake, so frontage and dock rights vary from one home to the next. Downtown Fenton is an easy drive for dinner.
Fenton Township & Schools
Ponemah is in Fenton Township, so township taxes and services apply (Fenton Township). This lake is a good example of why I check schools address by address. Current Ponemah listings show some homes in Lake Fenton Community Schools and others in Fenton Area Public Schools.
Tips for Buyers
- Understand riparian rights. In Michigan, waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). An off-water home with "lake privileges" or a shared lot is a different thing, so read the deed and any easement carefully. On Ponemah, canal-front and shared-frontage homes are common, so confirm what you're actually getting.
- Know the township rules. Fenton Township does not permit lake access for non-riparian use (as quoted by the Lake Fenton Property Owners Association). If a home is sold with lake access but no frontage, we'll confirm exactly what that access allows.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks removed each year usually don't (EGLE dock handout). Ask the seller for permit records on any shoreline work.
- Find out whether the home is on public sewer or a private septic system and whether water comes from a well, and plan time for well and septic inspections if it has them.
- Look the address up on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Ask whether there's a lake or subdivision association, what the dues are, and whether any special assessments apply to the parcel. I'll get that in writing.
Tips for Sellers
- Spell out your frontage type: main lake, canal or shared. Buyers compare these closely.
- Note the water depth at your dock and the condition and permits of any seawall.
- Confirm your school district before we list. It's one of the first questions buyers ask.
