Welcome to Lake Chemung
Lake Chemung is a large lake in Genoa Township, Livingston County, about 16.4 miles from downtown Fenton. When I checked in October 2026, my site had six Lake Chemung homes (four active, two pending), and the first button above always shows what's available today.
Lake Overview
Living on Lake Chemung
Lake Chemung is a true lake neighborhood. A local lake agent's page describes a long, narrow lake about 1.6 miles end to end, with many older cottages (some now year-round homes) and an undeveloped west end. Current listings run from a 2-bedroom cottage to a 1.47-acre property next to the DNR launch.
Genoa Township & Schools
Lake Chemung is in Genoa Township, with Howell or Brighton mailing addresses. All six Lake Chemung listings on my site in October 2026 were in Howell Public Schools and on sanitary sewer; five used a private well and one had public water. I still confirm the district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Genoa Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Genoa Township runs a five-year Lake Chemung aquatic weed-control special assessment for 2023 to 2027, estimated at $77.65 a year per residential parcel (Genoa Township's April 2023 board packet). The MLSA water-organizations directory also lists a Lake Chemung Riparian Association. I'll confirm current assessments and any dues in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- Some current Chemung listings are "across the road" frontage or lake privileges rather than direct frontage, so confirm exactly what you're buying. Lots can be close together, so a staked survey is worth it.
Tips for Sellers
- Lead with the all-sports water and your view.
- Spell out your frontage type: direct, across the road, or lake privileges.
- Have sewer, well, dock and any update records ready.

Is there a public boat launch?
Yes, a Michigan DNR launch; bring a Recreation Passport (Outdoor Michigan).
Which school district is it in?
All six listings I checked in October 2026 were in Howell Public Schools. I confirm the district for each address.
