Welcome to Hidden Lake

This Hidden Lake is the private lake inside the gated Hidden Lake Estates community in Green Oak Township, Livingston County, with South Lyon mailing addresses, about 21.9 miles from downtown Fenton. It is not the Hidden Lake in Cohoctah Township. When I checked in October 2026, my site had three Hidden Lake homes for sale, including 10611 Lighthouse Point and 10721 Cliffview Drive.

Lake Overview

• Location: Green Oak Township, Livingston County, with South Lyon addresses and Green Oak Township taxes (Bouma community overview).
• Size: EGLE MiEnviro inland lakes mapping maps about 78 acres; community marketing calls it a 110-acre lake (Bouma community overview). I didn't find a DNR acreage figure, so I'd treat size as approximate.
• Boating: an all-sports lake for homeowners, according to the Bouma community overview, the builder's community page and a current listing. I didn't find a DNR local watercraft control naming this Hidden Lake (Michigan DNR Livingston County watercraft controls).
• Public access: I didn't find a public boat launch. It's described as a private lake for the community's homeowners.
• Shoreline: Microsoft building-footprint map data shows about 120 buildings near the shore.

Living on Hidden Lake

Hidden Lake Estates is a gated neighborhood. The Bouma community overview lists walking trails, gardens, waterfalls, an amphitheater, a sandy beach and a marina with boat slips, and the homes sit close to US-23 and I-96 for commuting. Listings on my site today show public sewer and municipal or community water rather than septic and well.

Green Oak Township & Schools

Hidden Lake homes are in Green Oak Township and in Brighton Area Schools, according to current listings and the builder's community page. I confirm the district for every address.

Tips for Buyers

• Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
• Know the local rules. I'll check Green Oak Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
• Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
• Confirm sewer or septic and well, and schedule inspections for any private system.
• Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
• Hidden Lake Estates has an HOA. The listing for a June 2026 lot sale in Hidden Lake Estates shows an HOA fee of $2,400 and mentions 24/7 security and optional boat slips. I'll get the current fee, any boat-slip costs and the rules in writing.
• Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
• Some homes have direct frontage and others have lake privileges. Confirm which one a home has, and whether a marina slip comes with it.

Tips for Sellers

• Lead with the gated setting, the marina and the all-sports lake.
• Say "Hidden Lake, Green Oak Township, South Lyon" so buyers don't confuse it with other Hidden Lakes.
• Have HOA documents, dock or slip details and survey ready.
