Welcome to Handy Lake
Handy Lake is a private all-sports lake in Hartland Township, Livingston County, about 11 miles from downtown Fenton, near M-59 and US-23. Homes here carry Hartland mailing addresses. When I checked in October 2026, my site had current Handy Lake listings, and the button above always shows what's available today.
Lake Overview
- Location: Hartland Township, Livingston County, in a cluster of four lakes at M-59 and US-23, next to Maxfield, Long and Round lakes (Handy Lake association).
- Size: about 59 acres in DNR data (Michigan's Named Inland Lakes, DNR data via MLSA) and on the Handy Lake association site; the Ed Constable Team lake guide lists 57.
- All-sports: the Handy Lake association calls Handy a private all-sports lake for boating, fishing, skiing and swimming.
- Neighborhoods: Melody Acres 1, 2 and 3, Handy Maxfield Shores, Hickory Ridge and Tri-Lakes (Handy Lake association).
- Public access: the Ed Constable Team lake guide says there is no public access.
- Boating: I didn't find a Michigan DNR local watercraft control naming Handy Lake (Michigan DNR Livingston County watercraft controls).
- Shoreline: Microsoft building-footprint map data shows about 141 buildings near the shore.
Living on Handy Lake
Handy Lake has a real neighborhood feel. The association hosts events like a chili cook-off, a poker run and a rafting happy hour (Handy Lake association), and you're minutes from M-59 and US-23 shopping and commuting. One current listing highlights a seawall and canal access.
Hartland Township & Schools
Handy Lake is in Hartland Township. The current Handy Lake listings I checked are in Hartland Consolidated Schools with private wells; one shows septic and another shows sanitary sewer. I confirm the district and utilities for every address. See my Hartland community page for more.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Hartland Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- The Handy Lake Waterfront Property Owners Association collects weed-treatment dues ($240 for 2026, due May 1) from waterfront owners. That's separate from neighborhood association dues for the beach and boat launch (Handy Lake dues notice). I'll confirm both in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- Some listings mix canal frontage, lake frontage and lake privileges, so we'll confirm exactly what the deed gives you.
Tips for Sellers
- Lead with all-sports water and the easy M-59 and US-23 access.
- Have your lake and neighborhood dues status ready.
- Document your frontage, seawall, dock and water depth.
