Welcome to Gale Lake
This Gale Lake is the small, private lake in Genoa Township, Livingston County, south of Howell and about 20.7 miles from downtown Fenton. It's not the Gale Lake in Atlas Township near Goodrich. It sits between Coon Lake and Pardee Lake (MichiganLakes.com). When I checked in October 2026, my site had no Gale Lake homes for sale, so the button above shows all Genoa Township waterfront homes, and I'm happy to set up a saved search just for Gale Lake.
Lake Overview
Living on Gale Lake
Gale Lake is small, quiet water right between Coon and Pardee lakes, a short drive from downtown Howell. The Coon Lake Hills Association bylaws include Gale Lake owners as their own member group, with lower dues than Coon Lake owners and no use of the Coon Lake boat launch.
Genoa Township & Schools
Gale Lake is in Genoa Township, with Howell mailing addresses. A 2026 listing on Gale Drive nearby lists Howell Public Schools. I confirm the township, district and utilities for every address, because Marion Township is right next door.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Genoa Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- The Coon Lake Hills Association bylaws list annual dues of $10 for Gale Lake owners (versus $100 for Coon Lake lakefront owners) and say Gale owners don't have access to the Coon Lake launch. I didn't find a lake special assessment for Gale Lake, so I'll confirm dues and any assessments in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- On a lake this small, ask about water depth at the dock and late-summer weeds.
Tips for Sellers
- Lead with the quiet, private water and the quick drive to Howell.
- Say "Gale Lake, Genoa Township" so buyers don't confuse it with the Atlas Township lake.
- Have well, septic or sewer, dock and association records ready.
