Welcome to Crooked Lake
Crooked Lake is a quiet, no-ski lake in the Lake Fenton area, a little over two and a half miles from downtown Fenton. If you want to fish, swim and float on a pontoon without big wakes, it's worth a look. Here's what I share with buyers who are considering Crooked Lake. The current Crooked Lake listings appear below.
Lake Overview
Living on Crooked Lake
Life here moves at pontoon speed. Mornings with a fishing pole and evenings floating with friends are what Crooked Lake is about. And when you want the big lake, Lake Fenton is part of the same community (Wikipedia). Some homes near the lake are sold with lake privileges or beach access instead of private frontage, so we'll look closely at what each listing includes.
The Lake Fenton Area & Schools
Crooked Lake is in Fenton Township, so township taxes and services apply (Fenton Township). The current Crooked Lake listing is in Lake Fenton Community Schools, but parts of the area are in Fenton Area Public Schools, so I confirm the district for every address.
Tips for Buyers
- Understand riparian rights. In Michigan, waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). An off-water home with "lake privileges" or a shared lot is a different thing, so read the deed and any easement carefully.
- Know the township rules. Fenton Township does not permit lake access for non-riparian use (as quoted by the Lake Fenton Property Owners Association). If a home is sold with lake access but no frontage, we'll confirm exactly what that access allows.
- Plan around the no-ski rule. If water skiing or wakeboarding is a must, Crooked Lake isn't the lake for you.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks removed each year usually don't (EGLE dock handout). Ask the seller for permit records on any shoreline work.
- Find out whether the home is on public sewer or a private septic system and whether water comes from a well, and plan time for well and septic inspections if it has them.
- Look the address up on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Ask whether there's a lake or subdivision association, what the dues are, and whether any special assessments apply to the parcel. I'll get that in writing.
Tips for Sellers
- Sell the calm. Buyers looking for a no-ski lake are a specific audience, and I market directly to them.
- Document your frontage, dock, seawall permits and water depth at the shore.
- If your home has lake privileges rather than frontage, have the deed language ready.
