Welcome to Crane Lake
Crane Lake is a smaller Fenton Township lake about three and a half miles from downtown Fenton. Some local guides also call it Little Mud Lake. There's no Crane Lake listing right now, so the Fenton Township waterfront listings appear below. Here's what I share with clients who want this quieter side of township lake living.
Lake Overview
- Location: Fenton Charter Township, Genesee County, about 3.4 miles from downtown Fenton.
- Size: about 36 acres (Michigan's Named Inland Lakes, DNR data via MLSA).
- Also known as: Little Mud Lake (Ed Constable Team lake guide).
- Public access: no public access listed for Crane Lake (Ed Constable Team lake guide). Ask me, and we'll confirm what applies to a specific home.
- Boating: I didn't find a published Michigan DNR local watercraft control naming Crane Lake. We'll check any association or township rules for a given parcel.
Living on Crane Lake
Crane Lake fits if you want a smaller shoreline neighborhood without the busiest all-sports traffic. You're still close to downtown Fenton, US-23, and the bigger lakes nearby when you want a day on open water. Homes here are about township life first — quiet evenings, a pontoon or fishing boat when the parcel allows it, and an easy drive into town.
Fenton Township & Schools
Crane Lake is in Fenton Township, so township taxes and services apply (Fenton Township). The area is served partly by Lake Fenton Community Schools and partly by Fenton Area Public Schools. I confirm the district for every address before you write an offer.
Tips for Buyers
- Understand riparian rights. In Michigan, waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). An off-water home with "lake privileges" or a shared lot is a different thing, so read the deed and any easement carefully.
- Know the township rules. Fenton Township does not permit lake access for non-riparian use (as quoted by the Lake Fenton Property Owners Association). If a home is sold with lake access but no frontage, we'll confirm exactly what that access allows.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks removed each year usually don't (EGLE dock handout). Ask the seller for permit records on any shoreline work.
- Find out whether the home is on public sewer or a private septic system and whether water comes from a well, and plan time for well and septic inspections if it has them.
- Look the address up on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Ask whether there's a lake or subdivision association, what the dues are, and whether any special assessments apply to the parcel. I'll get that in writing.
- Budget for taxes to reset. A home's taxable value generally "uncaps" the year after a sale (MCL 211.27a), so don't plan off the seller's current bill.
Tips for Sellers
- Lead with the quieter lake feel and proximity to downtown Fenton — the right buyer is shopping for exactly that.
- Document your frontage, dock, seawall permits and water depth at the shore.
- Have well, septic or sewer records ready.
