Welcome to Coon Lake
Coon Lake is a private, all-sports lake in Marion Township, Livingston County, south of Howell and about 21 miles from downtown Fenton. The Coon Lake Hills Association looks after the lake (Coon Lake Hills Association bylaws). When I checked in October 2026, my site had no Coon Lake homes for sale, so the button above shows all Marion Township waterfront homes, and I'm happy to set up a saved search just for Coon Lake.
Lake Overview
Living on Coon Lake
Coon Lake has a real neighborhood feel. The association looks after the dam and water level, weed control and safety (Coon Lake Hills Association bylaws), and reported excellent water quality for fall 2025 (February 2026 association minutes). The association minutes are posted online.
Marion Township & Schools
Coon Lake is in Marion Township, with Howell mailing addresses. Every Marion Township waterfront home on my site today is in Howell Public Schools. I confirm the district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Marion Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Marion Township approved a Coon Lake aquatic weed control and goose management special assessment district for 2026 through 2030 (October 2025 township minutes). The association's bylaws also set annual dues of $100 for Coon Lake lakefront owners (Coon Lake Hills Association bylaws). I'll confirm a parcel's amounts in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- Ask whether a home has direct frontage or association access only, since boats must belong to owners with legal access (Coon Lake Hills Association bylaws).
Tips for Sellers
- Lead with the all-sports water and active association.
- Have dues and assessment details ready.
- Have well, septic, dock and seawall records ready.
