Welcome to Cook Lake
Cook Lake is a small lake in rural Cohoctah Township near Fowlerville, Livingston County, about 16.9 miles from downtown Fenton. When I checked in October 2026, my site had no Cook Lake listings, so the button above shows all Livingston County waterfront homes, and I'm happy to set up a saved search just for Cook Lake.
Lake Overview
Living on Cook Lake
Cook Lake is quiet country living. With so few homes on it, the lake's best-known neighbor is Taylor's Beach Campground, which has been hosting campers for over 65 years and offers lakeside sites, a beach and Fourth of July fireworks off the lake. Kayaks and fishing poles fit right in here.
Cohoctah Township & Schools
Cook Lake is in Cohoctah Township. The seven Cohoctah Township listings on my site in October 2026 were in Fowlerville Community Schools or Howell Public Schools, and all seven showed a private well and septic. I confirm the district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Cohoctah Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- I didn't find a published lake association or lake special assessment for Cook Lake. With a campground on the lake, ask about any shared-use or access rules and confirm any dues or assessments in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- On a lake this small, ask how much frontage you're buying and how the campground's summer activity affects your shoreline. Comparable sales are scarce, so we'll lean on nearby rural and lake sales.
Tips for Sellers
- Lead with privacy and the quiet water.
- Use "Cook Lake, Cohoctah Township" in your listing; buyers may know it from Taylor's Beach.
- Have well, septic and survey records ready.
