Welcome to Cedar Lake
Cedar Lake is in Marion Township, Livingston County, southwest of Howell, with homes along Parker Drive and Howell mailing addresses (MichiganLakes.com), about 23.3 miles from downtown Fenton. It's the source of the Red Cedar River. When I checked in October 2026, my site had no Cedar Lake homes for sale, so the button above shows all Marion Township waterfront homes, and I'm happy to set up a saved search just for Cedar Lake.
Lake Overview
Living on Cedar Lake
Cedar Lake is a mid-size lake in a rural part of Marion Township, a short drive to Howell and I-96. MichiganLakes.com reports largemouth bass. The county's Cedar Lake page says the old Cedar Lake Improvement Board was dissolved and its aeration project wasn't renewed.
Marion Township & Schools
Cedar Lake homes are in Marion Township with Howell addresses. Marion Township waterfront homes on my site today are all in Howell Public Schools, and I confirm the school district for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Marion Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Cedar Lake has a township special assessment. Marion Township created the Cedar Lake Aquatic Weed Control Special Assessment District for 2026 to 2030 (October 2025 township minutes) and approved its roll (November 2025 township minutes). I'll confirm the current amount on the tax bill.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- The lake level is set by a county dam (legal level 936.6 feet, set in 1985, per the Livingston County Drain Commissioner). Ask how the water has run at the dock.
Tips for Sellers
- Lead with the size of the lake and the easy drive to Howell.
- Say "Cedar Lake, Marion Township, Howell" so buyers don't confuse it with other Cedar Lakes.
- Have well, septic, dock and special assessment details ready.
