Welcome to Bullard Lake

Bullard Lake is a small private lake in Hartland Township, Livingston County, about 10.5 miles from downtown Fenton. Part of its southern shore is a protected nature preserve, which keeps the setting green. • Location: Hartland Township, Livingston County, about 10.5 miles from downtown Fenton.
• Size: about 48 acres in DNR data (Michigan's Named Inland Lakes, DNR data via MLSA); EGLE MiEnviro inland lakes mapping shows about 47 acres, and the Ed Constable Team lake guide lists 43.
• Private lake: the Ed Constable Team lake guide describes Bullard as a private lake with no public access.
• Nature preserve: the Livingston Land Conservancy protects a 30-acre preserve on the southern shore, with part of Ore Creek, a hardwood swamp, a wet meadow and a beech and sugar maple forest.
• Watershed: Bullard Lake sits in the Shiawassee River watershed (Livingston Land Conservancy).
• Boating: I didn't find a Michigan DNR local watercraft control naming Bullard Lake (Michigan DNR Livingston County watercraft controls).
• Shoreline: Microsoft building-footprint map data shows about 37 buildings near the shore.

Living on Bullard Lake

Bullard Lake suits buyers who want a small, private lake with a natural shoreline. With only a few dozen buildings near the water, there aren't many homes to choose from, so a saved search is the best way to catch one early.

Hartland Township & Schools

Bullard Lake is in Hartland Township. The Hartland Township waterfront listings I checked in October 2026 were all in Hartland Consolidated Schools, but I confirm the district, well and septic or sewer for every address. See my Hartland community page for more.

Tips for Buyers

• Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
• Know the local rules. I'll check Hartland Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
• Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
• Confirm sewer or septic and well, and schedule inspections for any private system.
• Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
• I didn't find a published lake association or lake special assessment for Bullard Lake. I'll confirm any dues or assessments on the parcel in writing.
• Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
• Because the preserve covers part of the shoreline, ask me to map exactly where a lot meets the water and what's protected nearby.

• Lead with privacy and the protected, natural shoreline.
• Document your frontage, dock and water depth at the shore.
• Have well and septic records ready.
