Welcome to Briggs Lake
Briggs Lake is a small, quiet lake in Green Oak Township, Livingston County, just off Grand River near Brighton and about 19.6 miles from downtown Fenton. When I checked in October 2026, my site had two Briggs Lake homes, and the first button above always shows what's available today.
Lake Overview
Living on Briggs Lake
Briggs Lake is about calm water, fishing and swimming. The two current listings sit side by side on Grand River: a large walkout home on about an acre with 144 feet of frontage, and a 1990 raised ranch with 87 feet of frontage and a seawall.
Green Oak Township & Schools
Briggs Lake is in Green Oak Township, with Brighton mailing addresses. Both current listings are in Brighton Area Schools, with sanitary sewer and private wells. I confirm the district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Green Oak Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- Green Oak Township confirmed a 2026 Briggs Lake weed-control special assessment of $97,923 across 111 parcels, billed on winter tax bills from 2026 through 2030 (Green Oak Township's April 2026 board packet). Most parcels on the roll show $1,069 total, and some show $205. I'll confirm a parcel's amount in writing. I didn't find a lake association.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- If you have your heart set on a gas-powered boat, this probably isn't your lake, so we'll confirm motor rules before you write an offer.
Tips for Sellers
- Lead with the quiet water and the views.
- Be clear about motor rules so buyers know what to expect.
- Have well, sewer, seawall and assessment records ready.
