Welcome to Bass Lake
Bass Lake is in Hamburg Township, Livingston County, east of Mohican Lake and northeast of Cordley Lake, with Pinckney addresses (MichiganLakes.com). It's about 25.0 miles from downtown Fenton. When I checked in November 2026, my site had no Bass Lake homes for sale, so the button above shows all Hamburg Township waterfront homes, and I'm happy to set up a saved search just for Bass Lake.
Lake Overview
Living on Bass Lake
Bass Lake is a good fit if you want calmer water. With high-speed boating and skiing off the table, it's more about fishing, paddling and slow cruising. The court-ordered level helps, though the county notes levels can still fluctuate (Livingston County Drain Commissioner).
Hamburg Township & Schools
Bass Lake homes are in Hamburg Township with Pinckney addresses. Hamburg Township waterfront homes on my site today are in Pinckney Community Schools or Brighton Area Schools, so I confirm the district for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Hamburg Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- I didn't find a published lake association or lake special assessment for Bass Lake. Hamburg Township's weed control district (Hamburg Township Aquatic Weed Control S.A.D.) lists Gallagher, Long, Strawberry and Zukey lakes and the Huron River, not Bass Lake. I'll confirm any dues or assessments on the parcel in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- On a canal lot, remember the slow-no wake rule and ask about canal depth for your boat.
Tips for Sellers
- Lead with the calm, no-ski water.
- Say "Bass Lake, Hamburg Township, Pinckney" so buyers don't confuse it with other Bass Lakes.
- Have dock, survey, and well, septic or sewer details ready.
