Welcome to Ackerman Lake
Ackerman Lake is a small, lightly developed lake in Genoa Township, Livingston County, about 15.9 miles from downtown Fenton, near the Brighton Township line. When I checked in October 2026, my site had a current Ackerman Lake listing, and the first button above always shows what's available today.
Lake Overview
Living on Ackerman Lake
With so few buildings near the shore, Ackerman Lake feels more like country living than a lake neighborhood. The current listing is a 10-acre estate built in 2021, and its remarks describe the water as a private pond for kayaking, paddleboarding and fishing.
Genoa Township & Schools
Ackerman Lake is in Genoa Township. The current Ackerman listing is in Howell Public Schools with a private well and septic. The 11 Genoa Township waterfront listings I checked in October 2026 were in Brighton Area Schools or Howell Public Schools, and most were on sanitary sewer, so I confirm the district and utilities for every address.
Tips for Buyers
- Understand riparian rights. Michigan waterfront ("riparian") owners generally have rights to dock and reach the water (EGLE inland lakes guide). "Lake privileges" or a shared lot is different, so read the deed and any easement.
- Know the local rules. I'll check Genoa Township zoning, association rules, and any dock or shoreline rules for the specific parcel.
- Seawalls and permanent docks generally need an EGLE permit, while seasonal docks usually don't (EGLE dock handout). Ask for permit records.
- Confirm sewer or septic and well, and schedule inspections for any private system.
- Check the address on FEMA's Flood Map Service Center and get a flood insurance quote early.
- I didn't find a published lake association or lake special assessment for Ackerman Lake. I'll confirm any dues or assessments on the parcel in writing.
- Taxable value generally "uncaps" after a sale (MCL 211.27a), so don't budget off the seller's tax bill.
- On a lake this small and lightly built, ask how much frontage you're buying and who owns the rest of the shoreline. Comparable sales are scarce, so we'll lean on nearby lake and acreage sales.
Tips for Sellers
- Lead with the privacy, the acreage and the quiet water.
- Use "Ackerman Lake, Genoa Township" in your listing; listings may show a Brighton address.
- Have well, septic and survey records ready.
